Once the initial site analysis and program have been established, we prepare sketches of alternative design options for review and discussion with the owner. Through an ongoing interactive process, we address our client’s comments to arrive at a worthy schematic design.

At this point in the process a preliminary estimate of construction costs is sought from other sources to help in budgeting. We maintain an open, working relationship with many quality contractors, while maintaining our independence in order to represent our clients effectively. Through these relationships we can be continually mindful of a project’s cost and keep the owner apprised throughout the design process.
